Every calculator on myPropertyCalculator produces an estimate based on the figures you enter and the assumptions built into each tool. Real outcomes — from the mortgage rate a lender offers you to the exact stamp duty you owe on completion — will depend on your own circumstances and can differ from what's shown here. Nothing on this site is a quote, offer, or guarantee of any kind.
The content and calculators on this site are provided for general information purposes only and do not constitute financial, legal, tax or other professional advice of any kind. You should not rely on any result from this site to make a purchasing, borrowing, investment or tax decision. Always speak to a qualified, regulated professional — such as a mortgage broker, solicitor, conveyancer or accountant — before acting on anything you see here.
We do our best to keep tax rates, thresholds and formulas up to date, but rules change, sometimes with little notice, and calculators can contain errors. We make no representation or warranty, express or implied, that any figure on this site is accurate, complete or current. Always verify important figures, especially tax liabilities, with HMRC or a qualified adviser before relying on them.
Our Stamp Duty Land Tax (SDLT) calculator, and any references to SDLT elsewhere on this site, reflect the rules for England and Northern Ireland only. Scotland has its own system, Land and Buildings Transaction Tax (LBTT), and Wales has its own system, Land Transaction Tax (LTT). Both use different rates and thresholds, and our calculators do not currently support them.
To the fullest extent permitted by law, myPropertyCalculator and its operators accept no liability for any loss or damage — direct, indirect, or consequential — arising from your use of, or reliance on, this site or any calculator, content or link on it. This includes, without limitation, financial loss resulting from decisions made using our calculators.
Some pages on this site contain affiliate links to third-party products and services, such as mortgage brokers, conveyancers and insurance providers. We may earn a commission if you click through and take action, at no extra cost to you. This never affects the results our calculators produce. See our Affiliate Disclosure for more detail.
